The property is located within the town's Agricultural Preservation Area <br /> where development is limited to 1 dwelling unit (a/k/a "split") per 35 acres of contiguous land <br /> owned as of September 1, 1979. The property totaled approximately 45 acres in 1979 and remains <br /> in the same configuration today. <br /> As indicated on the attached density study report, the property is eligible for one (1) possible split <br /> for new non-farm residential development. This is in addition to the existing farm residence on the <br /> property. Any new parcel or residential development will need to comply with the town's <br /> development siting standards. <br /> Please note that this density analysis does not guarantee or preclude town or county approval of a <br /> particular land division, rezone, or development proposal. The Town Plan Commission and Board <br /> review all development proposals and apply interpretations, standards and criteria as set forth in <br /> the town plan and other applicable ordinances to guide their decisions. Such standards include <br /> considerations for soil type, environmental features, site characteristics, compatibility with <br /> neighboring uses, proposed location of driveways and utility extensions, and proposed lot size and <br /> location.
