All of the measurements I made on the survey should be considered estimates and <br /> accurate measurements and calculations will need to be provided by a licensed surveyor at the time of permit <br /> application. The setbacks are as follows: <br /> Front setback from Willow Ct ROW=20 feet <br /> Side yard setback= 10 feet, each side <br /> Wetland setback from south side of Tower Dr pavement and east side of Crescent Dr pavement= 100 ft(Dane county <br /> enforces a 75 foot setback,the Town of Dunn enforces a 100 foot setback). <br /> Please note there are also delineated wetlands less than 2 acres in size on the property, uses are extremely limited in <br /> these areas and no structures may be located within them. I've indicated the wetland regulated areas in pink shading. <br /> These lots are also within 300 feet of Lake Waubesa,these portions of the lots are within the shoreland district. Within <br /> the shoreland district we regulate impervious surfaces including driveways, structures,walkways, and basically anything <br /> that is not vegetation. For lot 1 the shoreland area is indicated with blue shading. You can have up to 15%of <br /> impervious surface within this area. If you do stormwater management in the from of a shoreland mitigation plan you <br /> can increase the limit to 30%within the blue shaded area. Amounts over 30% may be allowed by performing additional <br /> stormwater management, however given the depth to groundwater for this area it is unlikely that you could meet the <br /> requirements. The portion of the lot that is beyond 300 feet from Lake Waubesa is not regulated for impervious <br /> surfaces. <br /> There is also mapped floodplain in the area. A topographic survey will be required to show that any proposed structures <br /> conform to floodplain regulations. Even if the development is located outside of the floodplain we strongly encourage <br /> you to design the development meet or exceed the flood protection elevation and provide lands elevated above the <br /> floodplain around structures. <br /> When the property was rezoned the owner entered into a restrictive agreement with the Town. I will forward you that <br /> agreement in a separate e-mail. <br /> You should also be in contact with the Town of Dunn, as they may have additional regulations that must be met in order <br /> to obtain a building permit. <br /> Please let me know if you have additional questions. <br /> Hans <br /> 1 <br />
