o <br /> i ', Dane County Planning & Development <br /> 'a,;\ � Division of Zoning <br /> 4 1a / <br /> +1i\\ 5co1� -�J <br /> August 30, 2017 <br /> ANDREW J STOKES <br /> 106 BRODHEAD ST <br /> MAZOMANIE WI 53560 <br /> RE: Status of Wetlands— Parcel 0906-214-9700-7, Section 21, Town of Mazomanie <br /> The Dane County Zoning Division is in receipt of your request for a determination of wetlands <br /> status of a proposed building site on part of your property described above. Specifically, you <br /> requested a determination if the existing structure is within 75 feet of a wetland boundary <br /> because you have begun making improvements to the structure. <br /> Before conducting a field inspection, official Dane County aerial photographs with wetlands and <br /> soils data overlaid, as well as the official Wisconsin Wetlands Inventory Maps, were consulted to <br /> determine the approximate location and category of wetlands that might be found at your <br /> location. The map shows that there are wetlands located on the property. <br /> The site inspection was conducted on August 16, 2017 to verify if wetlands characteristics <br /> verified the location of any wetlands boundary . Wetlands typically have 1) evidence of the <br /> existence of water, 2) a presence of water-loving plants, and 3) soils that indicate characteristics <br /> of often being wet. During the site inspection it was observed that the soils around the structure <br /> were predominantly sand with no ribboning. A sparse carpet of grasses was the predominate <br /> vegetation. The area was dry as the structure is located higher than the floodplain shelf and <br /> soils allow for fast drainage. Moving to the west the site quickly declines in elevation and soils <br /> become richer with a predominate silt with moderate ribbon. The vegetation changes to a <br /> complete ground, shrub, and canopy later with some plants standing with wet feet. This change <br /> in topography is located approximately 100 feet to the west and northwest of the existing <br /> structure. <br /> It was determined that the wetlands on your property are at least 100 feet to the west of your <br /> existing structure. After it was determined that the structure would comply with the required 75 <br /> feet of setback required from a wetland boundary no other observations of the site were made. <br /> This determination was made for zoning purposes and is not a delineation of the Wisconsin <br /> Wetland Inventory or made for any other purpose. <br /> This letter serves as notice that the redevelopment of the existing structure in its current location <br /> on the parceFdescribed above would be farther than the minimum 75 feet setback from the <br /> marked wetlands boundary, as per Chapter 11, Dane County Code of Ordinances. This <br /> determination is specific to this structure and development at this time. Riverine ecosystems <br /> can change dramatically with changes of water quantity.
