Minimum lot area in Shoreland <br /> district for sewered lot is 15,000 SF. <br /> • Lot has a two-story SFR, detached garage and small shed covering 2,056 SF or 13.2% of the <br /> lot. Maximum allowable lot coverage is 30% for lot in Shoreland district = 4,676 SF <br /> • Wetlands are located across Crescent Drive from Huber lot. <br /> • Front lot line has two segments of 66.31 feet (platted as 66') on Willow Court ROW and 26.18 <br /> feet (platted as 28') on Crescent Drive, totaling 92.48' (94 feet as platted). <br /> • Required lot width at building setback line in Shoreland district is 100 feet. Lot width at <br /> building setback line (20 feet from and parallel to road rights-of-way) for Huber lot is 89.4 feet <br /> (two segments of 62.6' and 26.8' feet. <br /> Proposed <br /> • Huber wants to add a 24'x26 2-stall one-story addition to the front of the existing detached <br /> garage, <br /> • The proposed addition would meet the minimum 20 foot setback from ROW and minimum 4 <br />
