The Hubers' lot is zoned R-3 Residential and is in the Shoreland district associated with Lake <br /> Waubesa. The 15,585 square foot (SF) lot is part of a subdivision platted in 1901 and has public <br /> sewer. The minimum lot area in the Shoreland district for sewered lots is 15,000 SF. <br /> B. The Shoreland district associated with Lake Waubesa extends 1000 feet from the lake. Most of <br /> this lot slopes away from the lake, toward a Wetlands area located across Crescent Drive. <br /> C. The Huber family has owned this property since 1939. They have a two-story single-family <br /> residence, a 22.3 feet x 24.5 feet detached garage and a small shed covering 2,056 SF or 13.2% <br /> of the lot. The maximum allowable lot coverage is 30% for a lot in the Shoreland district. A Zoning <br /> Permit for the garage was issued to Mortimer Huber in August 1974; the existing garage is in <br /> compliance. <br /> D. The front lot line or right-of-way (ROW) line of Crescent Drive has two segments of 66.31 feet <br /> (platted as 66 feet) on Willow Court and 26.18 feet (platted as 28 feet) on Crescent Drive, totaling <br /> 92.48 feet (94 feet as platted). The required lot width at the building setback from the two <br /> segments of road right-of-way for the Huber lot is 89.4 feet (two segments of 62.6 feet and 26.8 <br /> feet). <br /> E. Huber wants to add a 26 feet x 26 feet 2-stall one-story addition (increased from 24 feet x 26 feet <br /> shown on the original application) to the front of the existing detached garage. The proposed <br /> addition would meet the minimum 20 foot setback from ROW and minimum 4 foot side yard, as <br /> well as maximum area and height restrictions for a residential accessory building. It would also <br /> meet the minimum 75 foot setback from Wetlands. <br />
