Rm. 116 <br />You requested a determination as to the potential density units or "splits" available <br />to property located in Section 36 of the Town of Cottage Grove. The property is <br />within an agricultural preservation area which limits non-farm residential <br />development to 1 Residential Development Unit (RDU) per 35 acres of land owned as <br />of May 15, 1982. This property was formerly owned by H.G. Klinefelter and totaled <br />approximately 118 net acres, as of May 15, 1982. Currently, there are two (2) RDUs <br />associated with this property. Please see the attached density study report for more <br />detail, including a previous density study report related to a past rezoning petition. <br />Please note that this density analysis does not guarantee Town or County approval of <br />a particular land division, rezone, or development proposal. The Town of Cottage <br />Grove Plan Commission and Board of Supervisors review all applications to rezone, <br />and apply standards and criteria as set forth in the Town comprehensive plan to <br />guide their decisions. Also, the Town of Cottage. Grove has a Transfer of <br />Development Rights (TDR) program.
