The property was owned by Gracely and Susanna Klinefelter and totaled <br />approximately 120 acres as of 5/15/82, and remains in the same configuration. <br />Based on the 1 per 35 acre density policy, it appears that the property remains eligible for a potential of <br />two (2) RDW. One prior RDU was taken for the residence constructed under Zoning Permit (ZP) #35- <br />2003. The two remaining RDUs may be "transferred" to a designated receiving area within the town <br />under the town's "Transfer of Development Rights" (TDR) program, or utilized on a portion of the 120 - <br />acre property to create two new single- family residential lots. Any proposed development must satisfy <br />the siting requirements of the town plan. It also appears that the property may be eligible for additional <br />RDUs. This type of RDU is available to landowners who've owned their land continuously since <br />January 1, 1981, and may only be used to separate residences existing prior to that date. <br />Please note that this density analysis does not guarantee town or county approval of a particular land <br />division, rezone, or development proposal. The Town of Cottage Grove Plan Commission and Board of <br />Supervisors review all applications to rezone, and apply standards and criteria as set forth in the Town <br />land use plan to guide their decisions. Such standards include considerations for soil type, <br />environmental features, site characteristics, proposed location of driveways and utility extensions, and <br />proposed lot size and location. In addition, all rezones are subject to county Zoning Committee, Board, <br />and Executive approval.
