B. The door leading to or from each Unit. <br />C. All windows and skylights serving each Unit. <br />D. The mailbox serving, and reserved for the exclusive use of, each <br />Unit. <br />E. The Storage Areas identified on the Condominium Plat as <br />ST1 to ST153176, inclusive, ST156 to ST158, inclusive, and ST161 to ST176, inclusive, <br />including the door leading to or from each Storage Area. The Mechanical Rooms identified <br />on the Condominium Plat as ST154 and ST159 shall be Common Elements. The following <br />provisions shall apply to the Storage Areas: <br />1) Boundaries of Storage Areas. The boundaries of each <br />Storage Area shall be the vertical or horizontal planes, the elevations of which coincide <br />with the interior planes of the ceiling, floor and walls of each Storage Area extended to the <br />intersection with each other, but excluding such wall, floor or ceiling. It is intended that the <br />surface of each plane described above (be it tiled, papered, paneled, painted, carpeted or <br />otherwise covered) is included as part of each defined Storage Area. Any and all <br />appliances and other fixtures contained within and serving each Storage Area whether <br />they are inside or outside the defined cubicle of air, including, without limitation, the interior <br />lights and light fixtures and all floor, wall, baseboard, or ceiling electrical outlets, switches <br />and junction boxes serving a Storage Area, if any, are made a part of the Storage Area. <br />Specifically not included as part of the Storage Area are those structural components of <br />the building and any portion of the plumbing, electrical, or mechanical systems of the <br />Condominium serving more than one (1) Unit or more than one (1) Storage Area, even if <br />located within the cubicle or cubicles of air comprising the Storage Area. <br />2) Easements for Certain Storage Areas Adjacent to Parking <br />Stalls. The sole access to certain Storage Areas in the Condominium, as shown on the <br />Condominium Plat, is over and across an adjacent Parking Stall. A permanent, non- <br />exclusive easement is reserved over and across all Parking Stalls adjacent to any such <br />Storage Area to permit the Declarant, Association and owner or occupant of such Storage <br />Area to obtain access to such Storage Area. Any Storage Area may be assigned or <br />conveyed independent of a Parking Stall. <br />3) Assignment of Storage Areas By Declarant and Unit Owners <br />and the Association. The Declarant reserves the right, in the use of Declarant's sole <br />discretion, to assign the exclusive right to use any one or more of the Storage Areas to any <br />Unit Owner or to the Association, upon terms and conditions dictated by the Declarant in <br />the use of the Declarant's sole opinion and discretion. After any such assignment by the <br />Declarant, which assignment shall be made in writing, and which assignment may be <br />recorded with the Dane County Register of Deeds Office, the Unit Owner or the <br />Association, as applicable, to which such Storage Area is assigned, shall have the <br />exclusive right to the use and occupancy of such Storage Area, including a perpetual <br />2-8 <br />
