K. Parking Stalls and Storage Areas. A Unit Owner of a Parking Stall <br />or Storage Area may lease such Parking Stall or Storage Area only to a Unit Owner or <br />an Occupant of a Residential Unit. An Occupancy Agreement for a Parking Stall or <br />Storage Area shall be subject to all of the terms and conditions of the Condominium <br />Instruments. The intent of the restrictions on leasing Parking Stalls and Storage Area is <br />to ensure that only Unit Owners or Occupants of Residential Units have access to the <br />Condominium. <br />L. Exceptions to Leasing Restrictions. The restrictions and limitations <br />on the leasing of Units described in the Condominium Instruments shall not apply to the <br />Declarant. The Declarant shall have the right, unrestricted by any leasing restrictions <br />and limitations set forth in this Section 20.6 or elsewhere in the Condominium <br />Instruments, to lease unsold Units (including Parking Stalls and Storage Areas under <br />Article VIII of the Declaration), which Declarant's right to lease shall continue for so long <br />as Declarant owns any Units in the Condominium. <br />20.7 Limitation on Enforcement of Some Conditions. No covenant, condition or <br />restriction set forth in this Declaration and no by-law, rule or regulation adopted by the <br />Association pursuant to the authority granted to the Association pursuant to this <br />Declaration or the Association's Articles of Incorporation, By -Laws or rules and regulations <br />may be applied to discriminate against any individual in any manner described in Section <br />106.50, et. seq., of the Act, or as described in any other local, state or federal statutes, <br />ordinances, regulations and rules. <br />20.8 Window Coverings. It is the intent of the Declarant that all window coverings <br />be designed (including, but not limited to, choice of color) and installed in a manner that <br />achieves a uniform appearance from the Condominium's exterior. <br />20.9 Prohibition on Smoking. Smoking shall be expressly prohibited in, on or <br />around the Common Elements of the Condominium. <br />20.10 Acoustical Privacy. In order to maximize acoustical privacy for all residents <br />and occupants of the Condominium, all Unit Owners shall install any and all sound <br />generating devices, including but not limited to televisions and stereos, in a manner that <br />isolates such sound generating devices from the surface of any floor, demising wall or <br />ceiling of a Unit. That is, any and all sound generating devices shall be installed and <br />placed in such a manner so that is not directly placed upon or attached to any ceiling, <br />demising wall or floor surface of a Unit without an isolation pad. <br />{Remainder of Page Intentionally Left Blank} <br />{Signatures on Following Pages} <br />2-29 <br />
