This development will take place within the shoreland zoning district as the structure is <br /> partially located within 300 feet of an intermittent stream. After reviewing the application materials I have <br /> determined that a shoreland erosion control permit is needed prior to the issuance of a shoreland zoning permit. <br /> This permit may be obtained from Dane County Land and Water Resources. <br /> This determination was based on a calculated lot area of 205,730 square feet within 300 feet of the stream. The <br /> property currently has an existing impervious surface over 30%. The existing impervious surface ratio must be <br /> maintained by removal and relocation of impervious surfaces within 300 feet of the stream,or by converting <br /> impervious surfaces to pervious surfaces through stormwater management and shoreland mitigation. Your proposed <br /> development will result in a calculated 1,258 square feet of impervious surface,however your site plan indicates a <br /> removal of structures or conversion of impervious to greenspace of 1,850 square feet within 300 feet of the stream. <br /> These removed and converted areas are required to be revegetated to a state capable of infiltrating stormwater and <br /> not be used for the parking of vehicles or storage of materials. <br /> Any land disturbing activity within 300 feet of the stream requires shoreland erosion control. <br /> Prior to a shoreland zoning permit being issued the following conditions must be satisfied: <br /> 1. Obtain a shoreland erosion control permit from Dane County Land and Water Resources. <br /> 2.
