620456 <br />JCL 40 PAGE43., <br />AGREEMENT AS TO RESTRICTIONS ON PLAT OF <br />SUNSET VILLAGE, FIRST ADDITION, TOWN OF MADISON, <br />DANE COUNTY, WISCONSIN. <br />WHEREAS, Banking Commission of Wisconsin, as <br />statutory receiver of The Capital City Bank of Madison, Wis- <br />consin, delinquent, the owner of the real estate hereinafter <br />described, desires to file orl'record the • Plat of Sunset <br />Village, First Addition, in the Town of Madison, Dane County, <br />Wisconsin; and to have the lots in said Plat, subject to <br />certain restrictions, and; <br />WHEREAS, the boundaries of said Plat are,des- <br />cribed as follows: <br />A part of NE 1/4 of SE 1/4 of Section 20, <br />Town 7 N., Range 9 E., county of Dane, <br />state of Wisconsin, described as follows: <br />Begnning at a point which is located <br />N 0'051 E 1331.3 feet and N 89 °25' W <br />115.5 feet from section corner 2021 <br />29'28 ' <br />Thence N 421.74 feet; Thence W 440.2 feet; <br />Thence N 247.5 feet; Thence N 88033, W <br />441.8 feet; Thence 8 0005' W 664 feet; <br />Thence S 8S °50' E 880.8 feet to point <br />of beginning. <br />NOW, THEREFORE, Banking Commission of Wisconsin, <br />as statutory receiver of The Capital City Bank of Madison; <br />Wisconsin, delinquent,. does hereby agree with future pur- <br />chasers of lots in said Plat of Sunset Village, First Addi- <br />tion, that.all deeds to lots in said Plat executed by it <br />will be subject to the following restrictions: <br />1. The lots in the Plat of Sunset Village, <br />First Addition, shall be used strictly for residential <br />purposes, and no structure shall be erected on any lot <br />in said plat other than one detached single- family dwelling <br />not to exceed two stories in height and a one or two car <br />garage. <br />2. No building shall be erected on any lot <br />nearer than twenty (20) feet from the front lot line, nor <br />nearer than five (5) feet from any side lot line. <br />` 3. The setback line for any building erected <br />on any lot shall not be more than ten (10) feet farther <br />from the front lot line than the minimum setback line. <br />4. The rear five feet of each 'lot is ,subject to <br />an easement for the installation, maintenance,, and repair <br />of utilities.- <br />5.
