<br />RESTRICTIONS ON PLAT OF SUNSET VILLAGE,
<br />SEVENTH ADDITION, CITY OF MADISON, DANE COUNTY
<br />WISCONSIN
<br />WHEREAS, Dorothy Jones Frautschi, the owner of the
<br />real estate hereinafter described desires to file for record
<br />the Plat of Sunset Village, Seventh Addition, in the City of
<br />Madison, Dane County, Wisconsin, and to have the lots in said
<br />Plat, subject to certain restrictions, end;
<br />WHEREAS, the boundaries of said Plat are described
<br />as follows:
<br />A parcel of land located in the Northeast i of
<br />Section 29, Town 7 North, Range 9 East, City of
<br />Madison, Dane County, Wisconsin, described as
<br />follows: Commencing at the Northwest corner of
<br />said NEi, thence South 88° 42' East 2146.8 feet
<br />to the Northwest corner of the 4th Addition to
<br />Westmorland, thence S 00 05' W along West line
<br />of said 4th Addition, being the center line of
<br />Holly Avenue, 1575.8 feet to the Southeast
<br />corner of the 6th Addition to Sunset Village and
<br />the point of beginning of this description,
<br />thence South 0° 05' West 1068.5 feet along the
<br />West line of the 4th Addition to Westmarland to
<br />an iron stake in the South line of said NE *,
<br />thence N 89 05' W 1149.0 feet to an iron stake
<br />in said South line, thence N 0° 08' E 929.0
<br />feet along East line of the former Felton property
<br />to an iron stake on South line of School Property,
<br />thence East 159.3 feet to an iron stake at South-
<br />east corner of School Property, thence North
<br />540.7 feet along East line of School Property to
<br />an iron stake at corner of Sixth Addition to
<br />Sunset Village, thence East 843.1 feet along line
<br />of said 6th Addition to an iron stare, thence
<br />S 0° 03' W 420.0 feet along line of said 6th
<br />Addition to an iron stake at the Southwest corne-
<br />of Lot 650 of said 6th Addition, thence East 145.2
<br />feet to the point of beginning.
<br />NOW, THEREFORE, Dorothy Jones Frautschi, does hereby
<br />declare that all of the lots in said plat of Sunset Village,
<br />Seventh Addition (excepting, however, all of Outlot A and all
<br />of Outlot B), be and the same hereby and subject to the follow-
<br />ing:
<br />1. The lots in the Plat of Sunset Village, Seventh
<br />Addition, shall be used strictly for residential purposes, and
<br />no structure shall be erected, altered, placed or permitted
<br />to remain upon any lot in said plat other than one detached
<br />single - family dwelling not to exceed two and one -half stories
<br />in height, and a private one -car or two-car garage.
<br />2. No building shall be located on any lot in said
<br />plat nearer than thirty (30) feet to, nor farther than forty -
<br />five (45) feet from, the front lot line and on lots 676, 687,
<br />689, 695, 7021'712, 729, 732, 739, and 743 no structure built
<br />thereon shall be closer than thirty (30) feet to any street
<br />line; a one -story house shall not be closer than seven (7)
<br />feet to any side lot line and a two or two and one -half story
<br />house shall not be closer than nine (9) feet to any side
<br />lot line. �� A
