this sub - division unt the building plans, specifications and plot plan showing the location of such building have been approved in writing as to conformity and harmony of external de- sign with existing structures in. the sub - division and as to lo- cation of building with respect to topography and finished ground elevation by a committee composed of Paul A. Robinson of Sun Prairie, Wisconsin, Emden Schey of Sun Prairie, Wisconsin, and E. M. Strasburg of Marshall, Wisconsin. In the event of the death or resignation of any member of said committee, E. M. Strasburg, or his personal representative in the event of his death, shall have full authority to name a successor committee member. In the event said committee fails to approve or dis- approve any design and location within thirty (30) days after said plans and specifications have been submitted to it, such approval will not be required, and this covenant will be deemed to have been fully complied with. None of the members of such committee shall be entitled to compensation for services performed pursuant to this covenant. The powers and duties of such committee shall cease on and after ten (10) years from January 1, 1950, and there- after the approval described in this covenant shall not be re- quired unless a written instrument executed by a majority of the record owners of the lots in the subdivision shall appoint a committee who shall thereafter exercise the same powers previously exercised by said committee. ARTICLE V No building shall be located nearer than twenty -five (25) feet to the front lot line. Detached garages may be constructed and built closer to the side lot line than five (5) feet provided the front of said detached garage is located a minimum of eighty ($0) feet from the front lot line, except the location of garages on Lots 57 and 5$ of said subdivision which shall be determined by the committee in accordance with Article IV hereof*
