this sub - division unt the building plans, specifications and <br />plot plan showing the location of such building have been <br />approved in writing as to conformity and harmony of external de- <br />sign with existing structures in. the sub - division and as to lo- <br />cation of building with respect to topography and finished <br />ground elevation by a committee composed of Paul A. Robinson of <br />Sun Prairie, Wisconsin, Emden Schey of Sun Prairie, Wisconsin, <br />and E. M. Strasburg of Marshall, Wisconsin. In the event of the <br />death or resignation of any member of said committee, E. M. <br />Strasburg, or his personal representative in the event of his <br />death, shall have full authority to name a successor committee <br />member. In the event said committee fails to approve or dis- <br />approve any design and location within thirty (30) days after said <br />plans and specifications have been submitted to it, such approval <br />will not be required, and this covenant will be deemed to have been <br />fully complied with. None of the members of such committee shall <br />be entitled to compensation for services performed pursuant to <br />this covenant. The powers and duties of such committee shall <br />cease on and after ten (10) years from January 1, 1950, and there- <br />after the approval described in this covenant shall not be re- <br />quired unless a written instrument executed by a majority of the <br />record owners of the lots in the subdivision shall appoint a <br />committee who shall thereafter exercise the same powers previously <br />exercised by said committee. <br />ARTICLE V <br />No building shall be located nearer than twenty -five (25) <br />feet to the front lot line. Detached garages may be constructed <br />and built closer to the side lot line than five (5) feet provided <br />the front of said detached garage is located a minimum of eighty <br />($0) feet from the front lot line, except the location of garages <br />on Lots 57 and 5$ of said subdivision which shall be determined by <br />the committee in accordance with Article IV hereof* <br />
