<br />to them in hand paid by the said partY of the second part, the receipt whereof is hereby confessed
<br />and acknowledged, haVe given, granted, bargained, sold, remised, released, aliened, conveyed and confirmed, and
<br />by these presents do give, grant, bargain, sell, remise, release, alien, convey and confirm unto the said partY
<br />of the second part, his heirs and assigns forever, the following described real estate, situated in the County
<br />of Dare and State of Wisconsin, to-wit.
<br />A part of the NE4 NE4 of Section 6, Town 6 North, Range 9 East (Town of
<br />Fitchburg), Dane County, Wisconsin and more particularly described as fol-
<br />lows: Beginning at a point which is 513.95 feet West and 271.55 feet North
<br />one degree East from the Southeast corner of the said NE4 NEk thence North
<br />one degree East 130.1 feet; thence South 89 degrees East 228.7 feet to the
<br />center line of a road; thence South 3 degrees 3 minutes West along the
<br />center line of said road 19.0 feet; thence along the center of said road
<br />on a curve to the left with a radius of 166.5 feet for a distance of 164.2
<br />feet; thence North 84 degrees 12 minutes West 299.75 feet to the point of
<br />beginning, subject to the easement of the private road above mentioned, and
<br />subject also to a right of way 33 feet in width across the rear end of said
<br />parcel, for highway purposes.
<br />PROVIDED, HOWEVER, that this conveyance shall be subject to the
<br />reservations and restrictions hereinafter stated, which said reservations
<br />and restrictions are to be construed as covenants running with the land,
<br />to wit:
<br />1. None of the premises above described shall be conveyed to,
<br />used, owned or occupied by negroes as owner or tenant.
<br />2. That for a period of twenty -five years no building, except
<br />accessory buildings on said premises shall be used for other than resi-
<br />dence purposes.
<br />3. That for a period of twenty -five years, no building shall
<br />be constructed upon or occupy said premises which shall cost less than
<br />three thousand dollars.
<br />Together with all and singular the hereditaments and appurtenances thereunto belonging or in any wise
<br />appertaining; and all the estate, right, title, interest, claim or demand whatsoever, of the said part. of the
<br />first part, either in law or equity, either in possession or expectancy of, in and to the above bargained premises, and
<br />their hereditaments and appurtenances.
