<br />Dane County, Wisdonsin, and more particularly described as follows: Beginning at a
<br />point which is 513.95 feet West and 271.55 feet North one degree East from the South-
<br />east corner of the said NE4 NEB— thence North one degree East 130.1 feet; thence South
<br />89 degrees East ,228.7 feet to the center line of a road; thence South 3 degrees 3 rtinut s
<br />West along the center' line of said road 19.0 feet; thence along the center of said road
<br />on a curve to the left with a radius of 166.5 feet for a distance of 164.2 feet; thence
<br />North 84 degrees 12 minutes West 299.75 feet to the point of beginning, subject to the
<br />easement of the private road above mentioned, and subject also to a right of way 33
<br />feet in width across the rear end of said parcel, for highway purposes.
<br />PROVIDED, HOWEVER, that this conveyance shall be subject to the reservations and
<br />restrictions hereinafter stated, which said reservations and restrictions are to be con-
<br />strued as covenants running with the land, to wit: ..'
<br />1. None of the premises above described shall be conveyed to, used, owned or
<br />occupied by negroes as owner or tenant.
<br />2. That for a period of twenty -five years no building, except accessory buildings
<br />on said premises shall be used for other than residence purposes.
<br />3. That for a period of twenty -five years, no building shall be constructed upon
<br />or occupy said premises which shall cost less than three thousand dollars.
