<br />this property by the parties of the first part.
<br />.It is nutua'ly agreed by and between the parties hereto that the pre-
<br />mises described herein shall not be used for any other purpose except
<br />residential and that no residence shall be built upon the above described
<br />:Iroperty less than 42,500.00, and no old buildings of any nature whatso-
<br />ever shall be moved upon said property, and no outside toilet ar privy
<br />shall e,rer be allowed to be constructed upon said premises, and this
<br />conveyance is further subject to the restriction that for a period of
<br />twenty years hereafter the above described property shall not be sold or
<br />leased to or occupied by any person or persons+ of Negro race. No building

<br />Bertha Gunderson, his wife, shall have a joint tenancy in a one -half (1)
<br />interest in and to the above described property and Ralph M. Tohnson havintr
