.1629959 1:1 LAND CONTRACT- VOL 146 PAGE 81 THIS AGREEMENT, made and concluded this 7th day of October, 1937, by and between Piper Brothers Company, a Wisconsin corpora- tion, VENDORS, and B. A. Beach, of Madison, Wisconsin, PURCHASER, WITNESSETH: 1. The purchaser hereby agree;s,and binds himself, his legal representatives, to pay or cause to be paid to the vendor, its legal representatives or assigns, the sum of One Thousand Five Hundred Eight Dollars ($1508.00) in the manner following: the sum of $150.00 at the ensealing and delivery hereof and the balance to be paid at the rate of $25.00 or more per month, the first payment to be made on the 10th day of October, 1937, and on the 10th day of August Sept. each month thereafter, excepting the months of and xkug 7st of each year, during which months no payment on principal need be made the whole of the unpaid purchase price, however, to become due and not later than payable jfive years from October 10, 1937. All unpaid balances shal bear interest at the rate of 6% per annum to be computed and payabl semi - annually upon the unpaid balance of principal existing at the beginning of the six months period for which the interest is computed; such interest shall be paid in addition to the monthly payments herein provided for. 2. The said payments are to be made to the vendor at their office at 114 East Mifflin Street, Madison, Wisconsin, and 3. The same being intended to apply, when fully completed, as the purchase money for the following described tract: Commencing at a point on the centerline of Orchard Drive$ which point is 40 rods south of the intersection of the centers of the public highways known as the Speedway Road. and Orchard Drive, said intersection being 664 feet westof the northeast corner of the northwest quarter of Section 29, Town 7 North, Range 9 East; Town of Madison, Dane County, Wisconsin, said starting point being the Northeast corder of land now owned by grantee; thence west at right angles to centerline of said Orchard Drive 330 feet along the north lime of land now owned by grantee; thence north 306.24 feet parallel with centerline of said Orchard Drive; thence east at right angles to the said last course 330 feet to centerline of said 05ch rd Drive; thence south along centerline of said Orchard Drive to place of beginning, being Lots Two and Three, Block Two, Oak Park Subdivision, th same being'a proposed plat, copy of which is in the office of Bull, Biart & Bieberstein, and identified by writing thereon, to -wit:
