<br />to them in hand paid by the said part y of the second part, the receipt whereof is hereby
<br />confessed and acknowledged, have given, granted, bargained, sold, remised, released, aliened, conveyed
<br />and confirmed, and by these presents do give, grant, bargain, sell, remise, release, alien, convey and
<br />confirm unto the said part y of the second part, her heirs and assigns forever, the follow-
<br />ing described real estate, situated in the County of Dane and State of Wisconsin, to -wit:
<br />A part of the Southeast quarter of the Southeast quarter (SE4 SE) of Sectio,
<br />Twenty (20), Town Seven (7) North, Range Nine (9) East (Town of Madison),
<br />more fully described as follows: Beginning at a point on the center line of
<br />a concrete pavement which by deed has heretofore been described as being
<br />nine hundred ninety (990) feet west (but by actual measurement is approxi-
<br />mately one thousand and five tenths (1000.5) feet west) from the Southeast
<br />(SE) corner of said Section 20 and four hundred thirteen and one tenth (413.
<br />feet north from the south line of said Section 20; thence northerly along
<br />center line of concrete pavement a distance of eighty -two and four tenths
<br />(82.4) feet; thence due west a distance of one hundred forty -five (145) feet
<br />to a point which is four hundred ninety -five and five tenths (495.5) feet
<br />north from the south line of said Section 20; thence south and parallel to
<br />the center line of the concrete pavement a distance of eighty -two and four
<br />tenths (82.10 feet; thence east to point of beginning.
<br />The above described parcel is sold subject to the following reservation
<br />and restrictions: 1. No part of the above described parcel shall ever be
<br />conveyed to, used, owned or occupied by Negroes'or Italians as owner or ten
<br />2. For a period of 25 years from Oct. 312 1938, no building previously ereet�
<br />elsewhere shall be moved upon the above described parcel. 3. For said perio
<br />of 25 years no building on the above described parcel shall be used for othe3
<br />than residence purposes without the written consent of the first parties.
<br />4. For said period of 25 years no buildings, except a house and garage, shalt.
<br />be erected upon the above described parcel without the written consent of the
<br />First parties. 5. Any building erected for a home on the above described
<br />parcel shall have a value of not less than 63,500.00. 6. There shall be a
<br />set -back line'of thirty (30) feet from the street and no house or porting,
<br />thereof shall be erected closer than ten (10) feet to the side yard line of
<br />said arcel and no cess pool or dry well shall be erected closer than twenty -
<br />five Y25) feet to the lot line. 7. The owner, or owners, of the above de-
<br />scribed parcel shall at no time permit an accumulation of jun'k, refuse,
<br />rubbish, or other unsightly•things to remain upon the property for a period
<br />longer than sixty days. 8. Said property is further subject to the restrio-
<br />tions of a deed dated August 5, 1903 From Wbhn M. Olin et al to V1m. F.
<br />Doerfer. 9. Said property is further subject to the lawful zoning restrietic
<br />of the Town of Madison and Dane County.
