'�f�g7SiJ WARRANTY DEED <br />DEED <br />VOL�Gc <br />pursuant to Section 235.06 Wisconsin Statutes <br />Piper Brothers Company, a Wisconsin corporation, <br />duly authorized and existing under and by virtue of the <br />II laws of the State of Wisconsin, located at Madison, Dane <br />IlCounty, Wisconsin, grantor, hereby conveys and warrants <br />to Michael Torphy and Alma Torphy, his wife, as joint tenants, <br />for the sum of one dollar and other good and valuable <br />consideration, the following tract of land situated in the <br />Toum of Madison, Dane County, Wisconsin, to -wit: <br />That certain parcel of land situated in the Southeast <br />quarter of the Northwest quarter, Section 29, Town 71 <br />Range 9, in the Town of Madison, Dane County, Wisconsin, bounded <br />as follows: commencing at a point at the intersection of <br />Orchard Drive with the quarter section line of said Section 29, <br />thence proceeding North along the center line of Orchard Drive <br />a distance of 199 feet; thence Easterly at right angles a <br />distance of 329.4 feet to the center line of a proposed <br />street, thence South at right angles a distance of 199 feet; <br />thence West along the quarter section line a distance of <br />about 329.4 feet to the point of beginning. <br />Subject, however, to the public rights of way in <br />the existing; public highway known as Orchard Drive and subject <br />further to an easement for public highway purposes across the <br />East end of said parcel of land, such easement on said property <br />not to exceed two rods in width across the whole of the said <br />East end; and subject also to an easement for public highway <br />purposes not in excess of 100 feet along the entire South line <br />of said parcel; it being understood that the width of the <br />right of way reserved is the maximum width to protect the <br />grantor in the event that the public authorities approving plats <br />of said premises may require a highway which will use the <br />maximum of 100 feet reserved; it being understood further that <br />if a lesser reservation is required by the grantor and the <br />public authorities approving plats, that the unused portion of <br />such reservation upon the establishment of such highway, shall <br />j inure to the benefit of the grantee herein. <br />7-4--' Thl-s-- eonveyance is made subject also to the <br />easement of record given to the American Telephone & Telegraph <br />Company and said conveyance is made subject to the following <br />restrictions. <br />(a) The location of all buildings on premises <br />are to be approved by the vendor. <br />(b) None of said lots shall be conveyed to, used, <br />owned or occupied by negroes as owner or tenant. <br />(c) For a period of twenty -five years from July 1, <br />1933, the vendor shall have the right to require plans for <br />the exterior design of any building or structure to be erected <br />upon any lot in said plat to be first submitted to and approved <br />by the vendor. <br />
