SECTION 10.04; 10.05;-
<br /> (2) Height: No building or structure shall be erected, nor shall any existing building
<br /> or structure be removed, reconditioned, added to or structurally altered to exceed in'
<br /> height the limit established by this ordinance for the district in which such building !
<br /> or structure is located.
<br /> .(3) Percentage of Lot Occupancy: No buildingg .or structure shall hereafter be erected,
<br /> nor shall any: existing building be moved, altered, enlarged or rebuilt, nor shall any
<br /> open spaces surrounding any building, or structure be encroached upon or. reduced in
<br /> any manner, nor shall a greater percentage of lot be occupied,. except in conformity to
<br /> •
<br /> the building site requirements and the area and yard regulations established by the
<br /> ordinance, for the district in which such building is located. .
<br /> (4) Density of Population: No building, structure or premises shall be erected, occu-
<br /> pied or used so as to. provide a greater density_ of population. than is allowed by the
<br /> terms of this -ordinance for the district in which such building, structure or premises
<br /> is located.
<br /> (5) Open Space Limitations: No yard or other open space provided about any building or
<br /> structure for the purpose of complying with the regulations of this ordinance shall be. •
<br /> considered as providing yard or other open space for any other building or structure.
<br /> NO lot area shall be so reduced or diminished that the yard or other open space shall
<br /> be smaller than prescribed, by this ordinance. •
<br /> 10.05 R-1 RESIDENCE DISTRICT
<br /> . (1) USES .PERMITTED
<br /> (a) Single family detached dwellings.
<br /> (b) Gardening, including truck gardens, nurseries and greenhouses, but not including
<br /> the raising or keeping of poultry, livestock, bees or fur bearing animals, including
<br /> rabbits, except as otherwise herein provided.
<br /> (c) Municipal buildings, except buildings for the repair or storage of road building
<br /> or maintainance machinery.
<br /> (d) Telephone, telegraph and power transmission lines, water, gas and sewer lines; any
<br /> building or. structure accessory to the operation of such lines, including electric
<br /> transformer stations, telephone .exchanges, pumping stations and the like. •
<br /> (e) Public parks, golf courses, tennis courts, archery ranges.
<br /> .(f) Churches and schools, colleges and universities conducted not for profit, but
<br /> not including private music, dancing, business or vocational schools.
<br /> (g) Institutions of a charitable or philanthropic nature., hospitals, clinics and
<br /> sanitoria, except contagious. hospitals and •insane asylums.
<br /> (h) Libraries, museums and community buildings, private clubs and fraternities, . ex-
<br /> cept those whose principal activity is a service customarily carried on as a busi-
<br /> ness, and except also riding clubs.
<br /> (i) Home occupations.
<br /> (j) Accessory buildings, including private garages and buildings clearly inci-
<br /> dental- to the residential Use of the property; provided, however that no accessory
<br /> building may be used as a separate dwelling unit.
<br /> (k) Cemeteries, when they comply with the provisions of Section_157.06 of the
<br /> Statutes. .
<br /> (2) BUILDING HEIGHT LIMIT
<br /> (a) Buildings hereafter' erected_ or structurally altered shall not exceed two and
<br /> one-half (21/2) stories or thirty-five (35) feet in height.

<br /> (3) AREA, .FRONTAGE AND POPULATION DENSITY REGULATIONS
<br /> ' (a) For' unplatted lands, where public sewer'is not available, the lot area shall 'be
