SECTION 10.04; 10.05 <br /> (1) There shall not be more than one principal building and one accessory building on a lot except in the A-1 <br /> Agriculture District where additional accessory buildings are permitted but are limited to barns, sheds, silos <br /> and the like which are necessary to a farm operation. <br /> (2) Height: No Building or Structure shall be erected, nor shall any existing building or structure be removed, <br /> reconditioned, added to or structurally altered to exceed in height the limit established by this ordinance for <br /> the district in which such building or structure is located. <br /> (3) Percentage of Lot Occupancy: No building or structure shall hereafter be erected, nor shall any existing <br /> building be moved, altered; enlarged or rebuilt, nor shall any open spaces surrounding any building or structure <br /> be encroached upon or reduced in any manner, nor shall a greater percentage of lot be occupied, except in con- <br /> formity to the building site requirements and the area and yard regulations established by the ordinance, for <br /> the district in which such building is located. <br /> (4) Density of Population: No building, structure or premises shall be erected, occupied or used so as to pro- <br /> vide a greater density of population than is allowed by the terms of this ordinance for the district in which <br /> such building, structure or premises is located. <br /> (5) Open Space Limitations: No yard or other open spce provided about any building or structure for the pur- <br /> pose of complying with the regulations of this ordinance shall be considered as providing yard or other open <br /> space for any other building or structure, AD lot area shall be so reduced or diminished that the yard or other <br /> space shall be smaller than prescribed by this ordinance. <br /> 10.05 R-1 RESIDENCE DISTRICT ' <br /> (1) USES PERMITTED <br /> (a) Single family detached dwellings. <br /> (b) Gardening, including truck gardens, nurseries and greenhouses, but not including the raising or keeping <br /> of poultry, livestock, bees or fur bearing animals, including rabbits, except as otherwise herein provded. <br /> (c) Municipal buildings, except buildings for the repair or storage of road building or maintenance machinery. <br /> (d) Telephone, telegraph and power transmission lines, water, gas and sewer lines; any building or structure <br /> accessory to the operation of such lines, including electric transformer stations, telephone exchanges, <br /> pumping stations and the like. <br /> (e) Public parks, golf courses, tennis courts, archery ranges. <br /> (f) Churches and schools, colleges and universities conducted not for profit, but not including private <br /> music, dancing, business or vocational schools. <br /> (g) ' Institutions of a charitable or philanthropic nature, hospitals, clinics and sanitoria, except conta- <br /> gious hospitals and insane asylums. <br /> (h) Libraries, museums and community buildings, private clubs and fraternities, except those whose prinoipal <br /> aditvity is a service customarily carried on an a business, and except also riding clubs. <br /> (i) Home occupations. <br /> • <br /> (j) Accessory buildings, including private garages and buildings clearly incidental to the residential use <br /> of the propety; provided, however that no accessory building may be used as a separate dwelling unit. <br /> (k) Cemeteries, when they comply with the provisions of Section 157.06 of the Statutes. <br /> (2) CONDITIONAL USES PERMITTED IN THE R-1 RESIDENCE DISTRICT <br /> (a) Institutions for children. <br /> (b) Group Foster Homes <br /> (3) BUILDING HEIGHT LIMIT <br /> (a) Buildings hereafter erected or structurally altered shall not exceed two and one-half (2 ) stories or <br /> thirty-five (35) feet in height. <br /> (4) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS <br /> (a) For unplatted lands, where public sewer is not available, the lot area shall be determined by percola- <br /> tion test according to formulas of the state board of health, but no such lot or building site shall have a <br /> width of less than one hundred (100) feet or area of less than fifteen thousand (15,000) square feet. <br /> (b) For plats, or unplatted lands where public sewer is available, the minium lot width shall be one <br /> l}tndred (100) feet and the minflun area fifteen thousand (15,000) square feet. <br /> '1 <br />
