/ 7 I7 <br /> yards shall be fifteen (15) feet and no single side yard shall be less than five (5) feet. <br /> 2. On lots less than fifty (50) feet in width the minimum side yard on each side shall be five (5) feet. <br /> (b) Corner Lots: <br /> 1. When the long side of a corner lot is formed by a Class A, B or C highway the side yard on such street <br /> shall conform to the setback requirements for such highway. <br /> 2. When the long side of a corner lot is formed by a Class D or E highway the side yard for such street <br /> shall be not less than one-fifth of the width of the lot, but in no event less than ten (10) feet. The <br /> ten (10) foot minimum shall apply only on lots fifty (50) feet or less in width. <br /> (c) Side Yards for Special Uses: <br /> 1. Side yards for uses designated in lection 10.05 (1)(f), (g) and (h) shall be not less than fifty (50) <br /> feet on each side of the building and for uses designated in Section 10.12 (1)(g) the minimum side yard <br /> on each side shall be seventy-five (75) feet; provided that when such building is located on a corner lot <br /> the side yard on the side toward the side street may be reduced by twenty-five (25) feet but not below <br /> the required setback for such street. <br /> (6) REAR YARDS <br /> (a) Location of accessory buildings in rear yards: <br /> 1. On interior lots sixty (60) feet or more in width no accessory building shall be erected, moved or <br /> added to so as to be nearer than four (4) feet to the side lot line or rear lot line. <br /> 2. On'interior lots less than sixty (60) feet in width no accessory building shall be erected, moved <br /> or added to so as to be nearer than two and one-half (21) feet to the side lot line or the rear lot line. <br /> 3. On interior lots abutting on two streets, or corner lots abutting on three streets, no accessory <br /> building shall be erected, moved or added to so as to be nearer the rear street than the setback for such <br /> street. This provision shall not apply to alleys. <br /> 4. On corner lots abutting on two streets no accessory building shall be erected, moved or added to so as <br /> to be nearer to the side street than the distance required for the main building on such street; provided, <br /> however, that for garages with entrances facing the side street the minimum distance from such side street <br /> - shall be twenty (20) feet. When the rear lot line of the corner lot forms the side line of an adjoining <br /> or abutting lot no accessory building shall be erected, moved or added to so as to be nearer such rear <br /> lot line than the side line required for the building on the adjoining lot. <br /> 5. For uses designated in Sections 10.05 (1)(f), (g) and (h) and 10.12 (1)(g) the minimum rear yard <br /> shall be the same as the side yard required for such use. <br /> I(7) SHORELAM AREA PROVISIONS <br /> (a) Shoreland areas shall include all lands in the unincorporated areas of Dane County which are one thousand <br /> (1,000) feet from the normal high water lins of lakes, ponds or flowage:: listed in "Surface dater Resources <br /> of Dane County" published by the Wisconsin Conservation Commission, 1961, and all lands which are three hundred <br /> feet from the normal high water line or to the landward aide of a flood plain of the navigable reaches of <br /> rivers and streams. <br /> (b) Lot area, width and density requisites for lots located in shoreland areas shall not be less than those <br /> required in Section 10.05 (3) R-1 Residence District, and Section 10.16 (3) General Provisions and Exceptions. <br /> (c) Setbacks from water in shoreland areas for all buildings and structures, except piers, hoist, boathouses <br /> and similar uses shall be not less than seventy-five (75) feet measured horizontally, and not les3than two (2) <br /> feet measured vertically from a normal high water line unless otherwise specified by the County flood plain <br /> zoning ordinance provisions. <br /> (d) Exceptions to setbacks from water in shoreland areas shall be permitted as follows: A building on a lot <br /> which is within one-hundred (100) feet of an existing building or buildings with setbacks less than 75 feet, <br /> shall have a setback at least as great as the setback of either adjoining building, but in no case shall the <br /> setback be less than fifty (50) feet. <br /> (e) Normal high water line shall be defined for the purpose of this ordinance as the line where natural vege- <br /> tation changes from predominantly aquatic to predominantly terrestrial. The Zoning Supervisor shall determine <br /> the location of the normal high water elevation line where not established by a state or county governmental <br /> agency. <br /> (f) Removal of tree-in in exoens of twenty (20) per cent of the number of trees within 75 feet from the high <br /> water mark on a lot or parcel of land is prohibited in shoreland areas, and no building permit for a building <br /> or structure shall be issued for property so situated where more than twenty (20) per cent of the trees <br /> have been removed since the date of adoption of this provision, provided, however, that at the discretion <br /> of the property owner removal of dead, diseased or dying trees, or silvicultural thinning shall be permitted. <br /> -19- <br />
