(4) SETBACK REQUIREMENTS <br /> (a) Setback from front lot line or highway right-of-way shall conform to the provisions _ - <br /> of Section 10.17. <br /> (5) SIDE YARD REQUIREMENTS <br /> • <br /> (a) For business or commercial business. no side yards shall be required for interior <br /> lots; provided, however, that if a business or commercial building is built on a <br /> lot adjacent to a lot or parcel zoned residential, then such business or commercial <br /> building shall provide a side yard equal to that which is required for the building <br /> on the adjacent lot. <br /> (6) REAR YARD REQUIREMENTS <br /> • <br /> (a) For business and commercial buildings, the minimum depth of any rear yard shall be <br /> 10 feet. <br /> (7) SCREENING PROVISIONS <br /> • (a) On lots adjacent to or abutting land in a residence district, the screening <br /> provisions of Section 10.16 (8) shall be complied with prior to the issuance <br /> of. a Certificate of Compliance. <br /> 10.141 LC-1 LIMITED COMMERCIAL-1 DISTRICT <br /> (1) PERMITTED USES <br /> (a) General, mechanicaland landscape contracting businesses and buildings used -- <br /> in connection with such activity. <br /> necessary Outside storage of construction equipme nt essay Y for the operation of a <br /> general, mechanical or landscape contracting business. There shall be a limit <br /> of 12 items of equipment stored on lot. <br /> (c) School bus storage and parking. <br /> (d) Maintenance and repairs to vehicles and construction equipment or school buses <br /> stored on the premises and not as a service to other owners. <br /> (e) Outside storage of materials or supplies used by a contractor in fulfilling • <br /> his contracts and not offered for sale to a user or consumer. <br /> (f) Utility services. <br /> (g) A single family residence for an owner of the business or a caretaker. <br /> (2) BUILDING HEIGHT LIMIT <br /> (a) Residential buildings shall not exceed 35 feet in height or 2 1/2 stories. <br /> (3) LOT AREA <br /> (a) Minimum lot area shall be not less than 100 feet of lot width and 20,000 square <br /> feet of lot area. <br /> (4) LOT AREA COVERAGE <br /> (a) The total floor area of commercial buildings, residential and residential acces- <br /> sory buildings shall not exceed 35% of the lot area. <br /> (5) BUILDING SETBACK REQUIREMENTS • <br /> (a) Setback from front lot line or highway right-of-way line shall conform to the <br /> requirements of Section 10.17. <br /> (h) Construction equipment or material shall not be stored between the building set- <br /> back line and the front lot line of any lot. • <br /> (6) SIDE YARD REQUIREMENTS <br /> (a) The minimum width for any side yard shall be not less than 10 feet for any <br /> building. <br /> - 26 - <br />
