(4) SETBACK, FRONT YARD <br /> (a) In district in which service stations are permitted, pumps and pump islands may <br /> be located within the setback lines, but not closer to the lot line or highway <br /> right-of-way line than twelve (12) feet. On corner lots no pump or pump island <br /> shall be closer to either street or highway than twelve (12) feet. <br /> (b) In case of interior lots having frontage on two streets, no accessory building <br /> shall extend into the setback area of either street. <br /> (c) When the side line of an interior lot is formed wholly or in part by the rear line <br /> of an abutting corner lot and the street side yard for the main building is less <br /> than the setback from the main building facing such street, the setback for the <br /> building on such interior lot may be modified so as to be midway between the side <br /> yard for the building on the corner lot and the setback from such street. <br /> (d) In platted subdivisions recorded before the adoption of this ordinance where a <br /> building line shall have been established by the construction of buildings on <br /> thirty (30) percent of the lots in any one block, such established setback line <br /> shall be the setback for such block, but in no event shall such setback be less <br /> than twenty (20) feet. <br /> (f) Permitted obstructions in a required setback area or front yard. <br /> 1. Steps or stoops to provide access to a building that are not more than <br /> three (3) feet above ground level and do not extend more than four (4) <br /> feet into a required setback area or yard. <br /> 2. One story bay windows projecting three (3) feet or less into the yard <br /> provided that such windows do not occupy, iin•the aggregate, more than <br /> one-third (1/3) of the front wall of the building. <br /> (g) On lake front lots, accessory buildings may be located in front yards subject to the <br /> locational requirements of ss 10.16 (6) (a) 1. provided however that the setback re- <br /> auirements are met. <br /> (5) SIDE YARDS <br /> (a) Lots of non-conforming width: <br /> 1. On lots fifty (50) feet or more in width but less than sixty (60) feet, the <br /> minimum aggregate side yards shall be fifteen (15) feet and no single side <br /> yard shall be less than five (5) feet. <br /> 2. On lots less than fifty (50) feet in width the minimum side yard on each side <br /> shall be five (5) feet. <br /> (b) Corner lots: - <br /> 1. When the long side of a corner lot is formed by a Class A, B or C highway the <br /> side yard on such street shall conform to the setback requirements for such <br /> highway. <br /> 2. When the long side of a corner lot is formed by a Class D or E highway the set- <br /> back from the lot line of the long side shall be not less than one-fifth of the <br /> lot depth measured from the long side except on lots of less than 60 feet then <br /> the setback shall not be less than 12 feet. For buildings with attached garages <br /> facing the long side and having access to the long side of the lot, the minimum <br /> setback of the garage from the lot line shall be not less than 20 feet. <br /> (6) REAR YARDS <br /> (a) Location of accessory buildings in rear yards: <br /> 1. On interior lots sixty (60) feet or more in width no accessory building shall <br /> be erected, moved or added to so as to be nearer than four (4) feet to the side <br /> lot or rear lot line. Provided, however if the front building line of any acces- <br /> sory <br /> building is located closer than ten (10) feet from the rear building line of <br /> a residence, the same side and rear yards as required for a principal or residen- <br /> tial building shall be maintained. <br /> 2. On interior lots less than sixty (60) feet in width no accessory building shall -_ <br /> be erected, moved or added to so as to be nearer than two and one-half (2 1/2) <br /> feet to a side or rear lot line. Provided, however if the front building line <br /> of any accessory building is located closer than ten (10) feet from the rear <br /> building line of a residence, the same side and rear yards as required for a' ' <br /> principal or residential building shall be maintained. <br /> - 36 - <br />
