10.05 R-1 RESIDENCE DISTRICT <br /> (1) PERMITTED USES <br /> (a) Single family detached dwellings. <br /> (b) Utility services. • <br /> (c) Municipally owned and operated building and facilities, but not including. <br /> garages, repair shops and storage yards. <br /> (d) Home occupations. <br /> (e) Uses and buildings, clearly incidental and necessary to permit use on the <br /> premises. <br /> (2) CONDITIONAL USES PERMITTED IN THE R-1 RESIDENCE DISTRICT <br /> (a) Institutions for children, day care centers. <br /> (b) Group foster homes. <br /> (c) Cemeteries when they comply with the provisions of Section 157.06 of the <br /> Wisconsin Statutes, crematoriums and columbarians. <br /> (d) Charitable or non-profit institutions and facilities. <br /> (e) Private club houses and fraternity houses except when service is provided to <br /> the general public. <br /> (f) Churches. <br /> (3) BUILDING HEIGHT LIMIT <br /> (a) For residential dwelling 2 1/2 stories or 35 feet. <br /> (b) Accessory buildings shall not exceed 12 feet in height. <br /> (4) LOT WIDTH AND AREA <br /> (a) Unsewered lots shall be not less than 100 feet in width and have an area of not <br /> less than 20,000 square feet. <br /> (b) Sewered Lots shall be not less than 100 feet in width and have an area of not less <br /> than 15,000 square feet. <br /> (5) LOT COVERAGE <br /> (a) No building together with its accessory buildings shall occupy in excess of 30 <br /> percent of the area of an interior lot or 35 percent of the area of a corner lot. <br /> (6) SETBACK REQUIREMENTS <br /> (a) Setback from front lot line or highway right-of-way lines shall conform to the <br /> requirements of Section 10.17. <br /> (7) SIDE YARD REQUIREMENTS <br /> (a) There shall be total side yards not less than 25 feet and no single side yard <br /> shall be less than 10 feet. <br /> (8) REAR YARD REQUIREMENTS <br /> (a) The minimum depth of any rear yard shall be 50 feet. <br /> 10.06 R-2 RESIDENCE DISTRICT <br /> (1) PERMITTED USES <br /> (a) All uses permitted in the R-1 Residence District. <br /> (2) CONDITIONAL USES PERMITTED IN THE R-2 RESIDENCE DISTRICT <br /> (a) All conditional uses permitted in the R-1 Residence District. <br /> - 9 - <br />
