GENERAL INFORMATION <br /> ZONING PERMITS: (Section 10.25 (2) and (3) <br /> A Dane County Zoning permit is required before a building or an addition to a building <br /> is started in the unincorporated areas of Dane County, a permit must be obtained be- <br /> fore the start of any excavating, filling or grading that will lead to construction. <br /> Buildings used exclusively for agricultural purposes such as barns, sheds, silos and <br /> for the storage of machinery used on the farm do not require permits except if they <br /> cannot meet the setback requirements or are located in a flood plain or shoreland area <br /> and either a variance or a special exception permit is required from the Board of <br /> Adjustment. Farm residences and garages for the storage of passenger cars do require <br /> permits. <br /> ZONING CHANGES: <br /> Petitions to change the zoning classification on land are filed with the Zoning Depart- <br /> ment. The Committee conducts a public hearing on those petitions, then makes a re- <br /> commendation to the County Board of Supervisors to either grant or deny the zoning <br /> change requested. The County Board then makes the final decision either to grant or <br /> to deny the zoning change. <br /> SET BACKS FROM ROADS: (Section 10.17) <br /> Two methods are used to measure setback from roads or highways, measurements are <br /> made from either the right-of-way (ROW) line of the road or highway or from the <br /> centerline (C/L) of the road or highway. The measurement that results in the greatest <br /> distance between the building and the ROW line shall be used. <br /> Class A Highways 100 feet from the c/1 or <br /> (Federal and State Highways) 42 feet from the ROW line. <br /> Class B Highways 75 feet from the c/1 or <br /> (County Trunk Highways) 42 feet from the ROW line. <br /> Class C Highways 63 feet from the c/1 or <br /> (Town Roads) 30 feet from the ROW line. <br /> Class D Highways 20 feet from the front lot <br /> (Roads within subdivisions that were line (ROW line) . <br /> recorded prior to the adoption of the <br /> Zoning Ordinance, July 1938) . <br /> Class E Highways 30 feet from the front lot <br /> (Roads within subdivisions that have been line (ROW line) . <br /> recorded since July 1938) . <br /> To determine the set back for building adjacent to Class A, B or C highways it will <br /> be necessary to know the width of,the right-of-way of the road or highway, this in- <br /> formation is available in the Dane County Surveyor' s office or in the Dane County <br /> Zoning Department office. <br /> All building, including agricultural buildings, are subject to the setback require- <br /> ments of the ordinance. <br /> There are special provisions for setbacks on corner lots in subdivisions, for in- <br /> formation on those provisions see Section 10.16 (5) (b) 2. �._ . <br /> - b - <br />
