<br />DANE COUNTY ZONLNG ORDINANCE
<br />A zoning ordinance enacted pursuant to the provi-
<br />sions of Sections 59.97 and 59.99 of the statutes,
<br />and providing penalties for the violation of its
<br />provisions.
<br />"he Pane County Roard of Supervisors does ordain as
<br />follows:
<br />Section I. That the certain county zoning ordinance,
<br />enacted July 12, 7938, as amended, be and the same
<br />is hereby repealed.
<br />Section II. An ordinance, to be known as Chapter 10,
<br />Dane county ordinances, regulating, restricting and
<br />determining the locations of trades and industries,
<br />the location, height, bulk, number of stories, and
<br />site of buildings and other structures; the percentage
<br />of lot which may be occupied; the size of yards and
<br />other open spaces; the density and distribution of
<br />population; the location of buildings designed for
<br />specific uses; the areas along natural u7ater courses,
<br />channels, streams and creeks in which trades" and
<br />industries and the, location of buildings for specific
<br />uses may be prohibited; establishing setback lines;
<br />and establishing districts of such number, shape and
<br />area deemed best suited to carry ou't the purposes of
<br />this ordinance as it applies to lands outside the
<br />lirrits of incorporated villages and cities of Dane
<br />County; and providing penalties, pursuant to the
<br />authority of Sections 59.9^ and 54,041, !Wisconsin
<br />Statutes.
<br />10.01 Districts and District Maps
<br />(1) Creation: For the purpose of pronicr.ing.the pub-
<br />lic health, safety and general welfare, by regulating,
<br />restricting, and determining the locations of trades (a) Single family detached dwellings.

<br />(2) HEIGHT. No building or structure shall be
<br />erected, nor stall any existing building or structure

<br />faltered to exceed in height the limit established by
<br />!this ordinance, for the district in which such builci-
<br />ing or structure is located.
<br />(3) PERCENTAGE OF LOT OCCUPANCY. No building or
<br />,structure shall be erected, nor shall any. existing
<br />'building be moved, altered, enlarged or rebuilt, nor
<br />;shall any open spaces surrounding any bui10`n, or
<br />structure be encroached upon or rer;uced in any n:anner,
<br />'nor shall a greater percentage of lot be occupied,
<br />!except in conformity to the building site' requirements
<br />!and the area and yard regulations established by this
<br />!ordinance, for the district in which such building is
<br />located. ,
<br />(') DENSITY OF POPULATION• No building, structure or
<br />-premises shall be erected or occupied so as to provide
<br />a greater density of population than is allowed b_v the
<br />'terms of this ordinance for the district in -hich such
<br />;building, structure or premises is located.

<br />I•l OPEN SPACE LIMITATIONS. No yard or other open
<br />!space provided about any building or structure for
<br />,the purpose of complying with the regulations of this
<br />ordinance shall be considered as provid.+.ng }ard or
<br />open space for any other building or structure. No
<br />!lot area shall be so reduced or dimished that cards or
<br />;open spaces shall be smaller than prescribed b} this

<br />Structures
<br />Except as otherwise herein provided:
<br />(1) US . No buildin? or structure shall hereafter
