SECTION 10.05 i__ <br /> accessory building may be used as a separate dwelling unit. <br /> (k) Cemeteries, when they comply with the provisions of Section 157.06 of the <br /> Statutes. <br /> (2) BUILDING HEIGHT LIMIT <br /> (a) Buildings hereafter erected or structurally altered shall not exceed two and <br /> one-half (21) stories or thirty-five (35) feet in height. <br /> (3) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS <br /> (a) For unplatted lands, where public sewer is not available, the lot area shall <br /> be determined by percolation test according to formulas of the state board of <br /> health, but no such lot or building site shall have a width of less than one <br /> hundred (100) feet or area of less than fifteen thousand (15,000) square feet. <br /> (b) For plats, or unplatted lands where public sewer is available, the minimum <br /> lot width shall be one hundred (100) feet and the minimum area fifteen <br /> thousand (15,000) square feet. <br /> (c) No building, together with its accessory buildings, shall occupy in excess <br /> of thirty (30) per cent of the area of an interior lot or thirty-five (35) <br /> per cent of the area of a corner lot. <br /> (4) SETBACK REQUIREMENTS <br /> (a) Setback from front lot line or highway right-of-way shall conform to the <br /> requirements of Section 10.17. <br /> (5) SIDE YARD REQUIREMENTS <br /> (a) There shall be side yards in the aggregate of not less than twenty-five (25) <br /> feet and no single side yard shall be less than ten (10) feet. <br /> (6) REAR YARD REQUIREMENTS <br /> (a) The minimum depth of any rear yard shall be fifty (50) feet. <br /> - 10 - <br />
