<br />10.04 RESTRICTIONS UPON LANDS, RUILDINGS.AND STRUCTURES
<br />Except as otherwise herein provided
<br />(1) Use. No building or structure shall hereafter be erected, and no existing
<br />building or structure shall be moved, altered, added to, or . enlarged, nor shall any
<br />land, building, structure or premises be used, designed or intended to the used for
<br />any purpose, or in any manner other than a use designated in this ordinance:.as per-
<br />mitted in the district on which land, building or structure dr premises is located.
<br />(2) Height, No building or structure shall be erected, nor shall any existing
<br />building or structure-be moved, reconditioned, added to or structura.11y.altered to
<br />exceed in height the limit.established by this ordinance for the district in which
<br />such building or structure is located.
<br />(3) Percentage of Lot Occupancy. No building or structure shall hereafter be
<br />erected, nor shall.any exisiting building be moved, altered, enlarged or rebuilt, nor
<br />shall any open spaces surrounding any building or structure be encroached upon or=re --
<br />duced in any manner, nor shall a greater.percentage of lot be occupied, except in con-
<br />formity :to the building site requirements: and the area and yard regulations estab-
<br />lished by this ordinance, for the district in which such building is located.
<br />(4) Density of Population. No building, structure or premises shall be erected,
<br />occupied or used so as to provide a greater density of. population than is allowed by
<br />the terms of this ordinance for the district in.which such building, structure or
<br />premises is located.
<br />(5) Open Space Limitations. No yard or other open space provided about any build-
<br />ing or structure for the purpose of complying with-the regulations of this ordinance
<br />shall be .considered as providing yard or open space for any other building or struc-
<br />ture. No lot -area shall be so reduced or diminished that yards or other open spaces
<br />shall be smaller than prescribed by this. ordinance.
<br />10.05 R -1 RESIDENCE DISTRICT
<br />(1) Pses Permitted:
<br />(a) Single family detached dwellings.
<br />(b) Gardening, including truck gardens, nurseries and green houses, but not in-
<br />cluding the raising or keeping of pultry, livestock or fur bearing animals, including
<br />rabbits, except as otherwise herein provided. The keeping of horses and ponies, not
<br />to.exceed four in number, belonging to the owner or occupant of the.premises, and not
<br />for hire, shall be permitted in this district.
<br />(c) Municipal buildings, except buildings for the repair or storage of road build-
<br />ing or maintenance machinery.
<br />(d) Telephone, telegraph and power transmission lines, water, gas and sewer lines;
<br />any building or structure accessory to the operation of such lines,. including electric
<br />transformer stations, telephone exchanges, pumping stations and the like.
<br />(e) Public parks; golf courses; tennis.courts; archery range.
<br />(f) Churches and schools, colleges and universities conducted not for profit, but
<br />not including private music, dancing, business or vacational schools.
<br />(g) Institutions of a charitable or philanthropic nature; hospitals, clinics and
<br />sanatoria, except contagious hospitals and insane asylums.
<br />(h) Libraries, museums and community buildings, private clubs and fraternities,
<br />except those whose principal activity is a service customarily carried on as a busi-
<br />ness, and except also.riding clubs.
<br />(i) Home occupations.
