SECT ION 10. 08 <br />(b) For apartments the maximum building; height shall be four (4) stories. <br />(3) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS <br />(a) For unplatted lands where public sewer is not available: <br />1. For single family dwellings the minimum lot area shall be determined by <br />percolation tests according to formulas of the state board of health, but <br />no such lot or building site shall have a width of less than sixty (60) <br />feet or an area of less than eight thousand (8,000) square feet. <br />2. For multiple family dwellings, apartment houses and apartment house <br />complexes, the minimum lot area shall be determined by percolation tests <br />according to formulas of the state board of health, but no such lot or <br />building site shall have a width of less than sixty (60) feet or an area <br />of less than five thousand (5,000) square feet per dwelling unit. <br />3. For duplexes the lot width and area shall be the same as for the R -2 <br />Residence District. <br />(b) For plats and unplatted lands where public sewer is available: <br />1. For single family dwellings the minimum lot width shall be sixty (60) feet <br />and the minimum lot area shall be eight thousand (8,000) square feet. <br />2: For duplexes the lot width and area shall be the same as for the R -2 <br />Residence District. <br />3. For multiple family dwellings, apartment houses and apartment house com- <br />plexes containing efficiency or one bedroom apartments, the minimum lot <br />width shall be sixty (60) feet and the minimum lot area shall be two <br />thousand (2,000) square feet per unit. <br />4. For multiple family dwellings, apartment houses and apartment house comp- <br />lexes containing two bedroom apartments the minimum lot width shall be <br />sixty (60) feet and the minimum area two thousand (2,000) square feet per <br />unit. <br />5. For multiple family dwellings, apartment houses and apartment house com- <br />plexes containing apartments of more than two.bedrooms the minimum lot <br />width shall be sixty (60) feet and the minimum lot area shall be two <br />thousand two hundred fifty (2,250) square feet per unit. <br />6. If apartment houses or apartment house complexes contain a mixture of one, <br />two or more than two bedrooms then the lot area shall be prorated. <br />7. When computing the minimum areas for apartment house complexes driveways <br />which are not through streets, parking spaces, swimming pools and facilities <br />which are common to all of the buildings in the complex shall be considered <br />part of the total area of the complex. <br />(c) Mobile Homes Parks shall provide a minimum lot area of three thousand (3,000) <br />square feet of lot.area for each mobile home exclusive of roadways within <br />the park area. <br />- 14 - <br />
