SECTION 10.08 , . <br />.. R -4 RESIDENCE '9IDISTRICT <br />.percolation tests.according to,formulas of the state, board of health, but no <br />such lot or building site shall have a width of less than sixty (60) feet or an <br />area of less than eight thousand (8,000) square feet. <br />2. For multiple family dwellings, apartment houses and apartment house <br />complexes, the minimum lot area shall be determined by percolation tests ac- <br />cording to formulas of the state board of health, but no such lot or building <br />site shall have a width'of less than sixty (60) feet or an area of less than <br />five thousand (5,000) square feet per dwelling unit. <br />(b) For plats and unplatted lands where public sewer is available: <br />1. For single family dwellings the minimum lot width shall be sixty (60) <br />feet and the minimum lot area shall be eight thousand (8,000).square feet. <br />2. For duplexes the minimum lot width shall be sixty (60) feet and the <br />minimum lot -area shall be eight thousand (8,000) square feet. <br />3. For multiple family dwellings, apartment houses and apartment house <br />complexes containing efficiency or one bedroom apartments, the minimum lot width <br />shall be sixty (60) feet and the minimum lot area shall be two thousand (2,000) <br />square feet per unit. <br />4. For multiple family dwellings, apartment houses and apartment house <br />complexes containing two bedroom apartments the minimum lot width shall be-sixty. <br />(60) feet and the minimum area two thousand (2,000) square feet per unit. <br />5. For multiple family dwellings, apartment houses and- apartment house <br />complexes containing apartments of more.than two bedrooms the minimum lot width <br />shall be sixty (60) feet and the minimum lot area shall be two thousand fifty <br />(2,250) square feet per unit. <br />6. If :apartment houses or apartment house complexes contain a mixture of <br />one, two or more than two bedrooms then the lot area shall be prorated. <br />7. When computing the minimum areas for apartment house complexes driveways <br />which are -not through streets, parking spaces, swimming pools and.facilities <br />which are common to all of the buildings in the complex shall be considered part <br />of the total area of the complex.. <br />(4) SETBACK REQUIREMENTS <br />(a) Setback from front lot line or highway right of way shall conform'to the <br />requirements of Section 10.17; provided, however, that driveways within an <br />apartment house complex, leading to buildings or parking spaces, which are not <br />through streets, shall not be considered streets for the purpose of determining <br />setback. <br />(5) SIDE YARD REQU IREIENTS . <br />(a) The minimum side yard on each side of a building not exceeding two and <br />i5 <br />
