Otterson, part y ' of the second part. <br />r' ITC00Mj,` That the said parties of the first part, for and in consideration of the sum of <br />One Dollar and other good and valuable consideration- - - - - - - - -. <br />to them in hand paid by the said party of the second part, the receipt whereof is hereby <br />confessed and acknowledged, ha ve given, granted, bargained, sold, remised, released, aliened, conveyed <br />and confirmed, and by these presents do give, grant, bargain, sell, remise, release, alien, convey and <br />confirm unto the said party of the second part, her heirs and assigns forever, the following <br />described real estate, situated in the County of Dane and State of Wisconsin, to -wit: <br />.A part of the Southwest quarter of the Southwest quarter, Section 17, and <br />Southeast quarter of the southeast quarter, Section 18, Town 7 North, Range <br />9 East, Town of Madison, more fully described as follows: Beginning at a <br />'point on the east line of said Section 18, which is nine hundred seventy - <br />four and forty five one hundredths (974.45) feet north from the southeast <br />corner of said Section 18; thence north along said east line four and eight II <br />tenths (4.8) feet; thence North 27 degrees 041 east nineteen and eight <br />tenths (19.8) feet; thence north sixty -two and four tenths (62.4) feet; <br />thence west one hundred eighty and two tenths (180.2: feet along the south <br />line of a parcel described in a deed recorded in Vol, 399 of Deeds on Page <br />500, this point being on the center line of a concrete pavement; thence <br />south along the center line of said concrete pavement eighty -five (85) feet;l,l �il <br />thence east one hundred seventy and three tenths (170.3) feet to the point <br />of beginning. , <br />The west thirty (30) feet of the above description is reserved for road <br />purposes in common with others. The above premises are subject to the <br />following reservations and restrictions, to wit: 1. Said premises shall <br />not be conveyed to, used, owned or occupied by L:egroes or Italians as owner <br />or tenant. 2. For a period of 25 years from .April 1, 1937 first parties i <br />shall have the right to require that plans for the exterior design of any i <br />building or structure to be erected upon said premises shall be submitted to <br />and approved from an architectural standpoint by an expert who shall be ac- <br />ceptable to both the first and second parties. 3. For such period no build -il <br />ing erected on said premises shall be used for other than residence >urposes' <br />without the written consent of the first parties. 4. For such period no bui� <br />ing previously erected elsewhere shall be moved upon said premises. 5. Nor l <br />for such period shall more than one dwelling house be erected upon said <br />premises without the written consent of the first parties; nor for such per- <br />iod shall a dwelling house be constructed upon said premises which shall be <br />designed to accommodate two or more families, without the written consent it <br />of the first parties. 6. Nor for such period shall any dwelling house be 1 <br />constructed on said premises which shall be of the reasonable value of less <br />than 6 ?000.00-. 7. Nor for such period shall any barn, outhcase, garage or <br />building other than a dwelling house be constructed upon the said premises <br />without the written consent of the first parties as to its necessity and lo- <br />cation. S. Nor for such period shall any cesspool or dry well be erected up <br />said premises within 25 feet of the North and South boundary lines of said <br />premises. 9.
