WARRANTY DEED <br />Viper Brothers Company, a Wisconsin corporations <br />duly authorized and existing under and.by virtue of the <br />laws of the State of Wisconsin$ located at Madison, Dane <br />County: Wisconsins grantor, hereby conveys and warrants <br />to Oswald Farrell and Ellen Farrell, husband and wife, as <br />joint tenants$ for the sum of one dollar and other good and <br />valuable considerations the following tract of land situated <br />in the Town of Madison, Dane Countys Wisconsin, toawito <br />Part of E 2 of NE i NW Section 29 =7 -9 Dane County, <br />Wisconsin, described as follows" <br />Beginning at a point on west line of said E 2 HE NW <br />on center of Orchard Drive and 462 Feet south from northwest <br />corner of said E 2 HE & NIV <br />Thence east at a right angle to said west line 24075 feet <br />to a stake in east line of Orchard Drive; <br />Thence S 9$ 0 351 E along line of present fence 275,25 <br />feet to a stake; <br />Thence S 88 0 35e E 30 feet to center line of proposed <br />roadway; <br />Thence south parallel to said west line 127.7 feet along <br />said center line; <br />Thence west at a right angle to said west line 30 feet <br />to a stake which lies 128.5 feet south from the last stake <br />mentioned; <br />Thence west at a right angle to said west line 275025 <br />feet to a stake in east line of Orchard Drive which lies 13505 <br />feet south from above mentioned stake on east line of Orchard <br />Drive; <br />Thence west 24,7 feet to center line of Orchard Drive <br />and west line of said W i$* <br />Thence north along said line 135,5 feet to point of <br />beginnirig containing one acre* <br />Subjects however, to the public rights of way in <br />the existing public highway known as orchard Drive and subject <br />further to an easement for public highway purposes across the <br />East end of said parcel of lands such easement on said property <br />not to exceed 50 feet In width across the whole of the said <br />East end, it being understood that the width of the last <br />right of way reserved is the maximum width to protect the <br />grantor in the event that the public authorities approving plats <br />of said premises may require a highway which will use the <br />maximum of 50 feet reserved; it being understood further that <br />if a lesser reservation is required by the grantor and the <br />public authorities approving plates that the unused portion of <br />such reservation upon the establishment of such highways shall <br />inure to the benefit of the grantees herein. <br />
