<br />Section line Four Hundred Seventy -Eight feet (4781) to a
<br />point where it intersects the centerline of Highway Number
<br />Eighteen (18) (known as the Verona Road); Thence Northeasterly
<br />Two Hundred Nineteen feet (219t) to the point of intersection
<br />of the centerline tangents of said Highway Number Eighteen
<br />(18); Thence Northeasterly One Hundred Thirty -Five feet (135');
<br />Thence Northwesterly at right angles to the line of the last
<br />description Two Hundred Seventy -Eight feet (2781) to the point
<br />of beginning, containing One and Two Hundredths (1802) acres

<br />This conveyance is expressly subject to the following agreements,
<br />covenants and restrictions which shall run with the land and relate and
<br />apply to the premises hereby conveyed and all adjoining land now owned
<br />by the grantors, and each and every parcel thereof, and provide a
<br />uniform plan for the improvement of all of said land:
<br />1. For a period of 25 years said lands shall not be used for other
<br />than residence purposes and no building thereon except accessory build-
<br />ings shall be used for other than dwelling purposes;
<br />2® For a period of 2 years no dwelling house shall be constructed
<br />upon or occupy said lands the construction of which shall cost less than
<br />$5000 in the aggregate; and for a period of 23 years following such 2
<br />year period no dwelling house shall be constructed upon or occupy said
<br />lands the construction of which shall cost less than $3000 in the aggre-
<br />gate;
<br />3. No structure on said lands other than a dwelling house shall be
<br />occupied or used as a dwelling;
<br />4© None of said lands nor any part or parcel thereof shall ever be
<br />conveyed too or used, owned or occupied by negroes as owners or tenants;
<br />5, Grantors may continue the present use of lands adjoining the
<br />premises hereby conveyed and owned by them so long as they remain the
<br />owners thereof and expressly reserve the right to convey such suitable,
<br />limited area thereof for use as a service district as may be approved
<br />by the proper zoning authority, if any,
<br />6, These agreements and restrictions are for the benefit of all
<br />present and future owners of any of said lands, their heirs, executors,
<br />administrators and assigns who may enforce the same against persons
<br />violating or threatening to violate the same.
