<br />AND THE SAID, John C. 'Varner, Jane M. Warner, Frederic E.
<br />Risser, and Elizabeth W. Risser, parties of the first part, for
<br />themselves, their heirs, executors and administrators, do cove-
<br />nant, grant, bargain and agree to and with the said party of the
<br />second part, its successors and assigns, that at the time of the
<br />ensealing and delivery of these presents, they are well seized
<br />of the premises above described, as of a good, sure, perfect,
<br />absolute and indefeasible estate of inheritance in the law, in
<br />fee simple, and that the same are free and clear from all incum-
<br />brances whatever, except
<br />1) The existing easement for telephone lines along the
<br />easterly side of said premises, adjacent to the Blackhawk
<br />Country Club;
<br />2) The easement for a public highway 60 feet in width
<br />created by the deed from Ernest N. Warner and Lillian B. darner,
<br />to the Town of Madison, which said deed was dated July 23, 1923,
<br />and recorded on July 25, 1923, in Vol, 302 of Deeds, page 198,
<br />Dane County Registry.
<br />3) The easement for highway purposes created by deed from
<br />John C. Warner and Jane M. Warner, his wife, and Frederic E.
<br />Risser and Elizabeth W. Risser, his wife, to the Town of I:iadison,
<br />which deed was dated December 27, 194.3, and recorded on August 19,
<br />1944, in Vol, 451 of Deeds, on page 6, Dane County Registry.
<br />4) All real estate taxes, special assessments for public
<br />improvements, sewer and water main connections levied and
<br />assessed since January 1, 1946, and claims for mechanic's liens
<br />arising from work done since January 1, 1946.
<br />And that the above bargained premises, in the quiet and peaceable
<br />possession of the said party of the second part, its successor
<br />and assigns, against all and every person or persons lawfully
<br />claiming the whole or any part thereof they will forever WARRANT
<br />AND DEFEND.
