<br />confirm unto the said parties of the second part, as joint tenants, the following described real estate
<br />situated in the County of Dane , Wisconsin, to -wit:
<br />Beginning at the Northwest corner of Section 5, Town 6 North, Range
<br />9 East, thence South alo g section line 279 feet to point of
<br />beginning of this description; thence South along said section line
<br />181 feet.; thence east at right angles to said section line 180
<br />feet to center line of proposed street; thence North at right
<br />angles and parallel to said section line 121 feet; thence West
<br />at night angles 180 Peet to point of beginning, the whole being
<br />one half acre more or less..
<br />The East 30.feet of said parcel to be reserved for street purposes.
<br />This conveyance is expressly subject•to the following agreements, covenants,
<br />and restrictions which shall run with the land and relate and apply to
<br />the premises hereby conveyed and all adjoining land now owned by the
<br />grantors and each and every parcel thereof, and provide a uniform plan for
<br />the improvement of all of 'said land..
<br />1. For a period of 25 years said lands shall not be used for other than
<br />residence purposes and no building thereon except accessory buildings
<br />shall be used for other than dwelling purposes.
<br />2. For a period of 2 years no dwelling house shall be constructed upon or
<br />occupy said lands the construction of which shall cost less than
<br />MOW= in the aggregate and for a period of 23 years following such
<br />2 year period no dwelling house shall be constructed upon or occupy
<br />said lands the construction of which shall cost Less than $5,O00.00.
<br />in the aggregate.
<br />3. N'o structure on said lands other than a dwelling house shall be
<br />occupied or-used as a dwelling.
<br />4,. None of the lands nor any part or parcel thereof shall ever be conveyed
<br />to or used, owned, or occupied by negroes as owners or tenants.
<br />S. Grantors may continue the present use of the lands adjoining the
<br />premises hereby conveyed and owned by them so long as they remain the
<br />owners thereof and expressly reserve the right to convey such suitable
<br />limited area thereof for use as a service district as may be approved
<br />by the proper zoning authority if any.
<br />6. These agrjements and restrictions are for the benefit of all present
<br />and fiuture_pwners of any of said lands, their heirs, or executors,
<br />administrators and assigns who may enforce the same against persons
<br />violating or threatening to violate the same.
