MM <br />10. 06 R-2 RESIDENCE DISTRICT <br />( 1) USES PERMITTED <br />(a) A 1 1 uses permitted in the R-1 Residence District. <br />(2) CONDITIONAL USES <br />(a) A11 conditional uses permitted in the R-1 Residence District. <br />(3) BUILDING HEIGHT EMT <br />(a) Residential dwelling, 2 1/2 stories or 35 feet. <br />(b) Accessory buildings shall not exceed 12 feet in height. <br />(4) LOT WIDIH AND AREA <br />(a) Unsewered lots shall be not less than 100 feet in width and have an <br />area of not less than 20,000 square feet. <br />(b) Sewered lots shall be not less than 75 feet in width and have a area <br />of -not less than 10,000 square feet. <br />(5) LOT COVERAC E <br />(a) No building together with its accessory building shall occupy in ex- <br />cess of 35 per cent of the area of an interior lot or 40 per cent of the <br />area of a corner lot. <br />(6) SEIBACK REQUIREMENTS <br />(a) Setback from front lot line or highway right-of-way lines shall con- <br />form to the requirements of Section 10.17. <br />(7) SIDE YARD REQUIREMENTS <br />(a) The minimum width of any side yard shall be 10 feet. <br />(8) REAR YARD REQUIREMENTS <br />(a) The minimum depth of any rear yard shall be 35 feet. <br />Repeal 10.07 and recreate to read as follows: <br />10.07 R-3 RESIDENCE DISTRICT <br />(1) USES PERMII"IED <br />(a) All uses permitted in the R-1 Residence District. <br />(2) CONDITIONAL USES <br />(a) A 1 1 conditional uses permitted in the R-1 Residence District. <br />(3) BUILDING HEIGHT EMT <br />(a) For residential buildings 2 1/2 stories or 35 feet. <br />(b) Accessory buildings shall not exceed 12 feet in height. <br />(4) LOT WIDIII AND AIAA <br />(a) Unsewered lots shall be not less than 100 feet in width and have an <br />area of not less than 20,000 square feet. <br />(b) Sewered lots shall be not less than 60 feet in width and have an area <br />of not less than 8,000 square feet. <br />(5) LOT COVERAGE <br />(a) No building together with its accessory building shall occupy in ex- <br />cess of 35 per cent of the area of an interior lot or 40 per cent of the area <br />of a corner lot. <br />(6) SETBACK REQUIREMENTS <br />(a) Setback from lot line or highway right-of-way line shall conform to <br />the provisions of Section 10.17. <br />
