It is apparent that the subject 22.85 acres land parcel, described in <br />R30139/63, Dane County Registry, was properly created as a separate single legal <br />entity prior to the applicable effective date of the Dane County Land Division <br />Regulations. Accordingly, this 22.85 acres parcel can be separately conveyed, at this <br />time, without a Dane County certified survey map approval. <br />Any division of this 22.85 acres land parcel will require a Dane County certified <br />survey map approval. Two separate tax parcel descriptions exist simply because the <br />ownership is located within two separate 40 acre tracts.
