July 22, 2004
Mr. Norb Scribner
Land Division Review
Planning and Development
Room 116, City -County Building
210 Martin Luther King, Jr. Boulevard
Madison, WI 53709
Dear Mr. Scribner:
Direct Dial: 608-283-6726
Email: rpetershack@axley.com
We are the attorneys representing J+M Land Company, LLC (the `Buyer"). The Buyer
recently acquired two "metes and bounds" parcels located adjacent to each other in the
Town of Albion. These parcels are identified as Tax Parcel Nos. 002-0512-274-9540-4
and 002-0512-274-9590-4 and are shown on the attached survey which our clients
received in connection with their acquisition of the parcels. The purchase of the parcels
took place simultaneously with the unfortunate result that both were included on the same
deed. It is our understanding that although the two parcels were placed on the same deed,
they retain separate identities for purposes of division. Our client has requested that we
confirm with you that it retains the option of dividing each parcel into four separate lots
by use of a certified survey map as per Dane County Zoning Ordinances.
Please confirm that each parcel is a separate parcel for land division purposes and can be
divided by use of a certified survey map into four separate lots, subject, of course, to
receipt of appropriate approvals.
Thank you in advance for your time and consideration. Your prompt response would be
much appreciated. If you have any further questions, please do not hesitate to contact me
at 283-6726 or by email at rpetershack a,axley.com. If you are unable to reach me, please
contact Ross Gloudeman of this office. He can be reached at 283-6748 or by e-mail at
rgloudeman@axley.com.
Sincerely,
AXLEY BRYNELSON, LLP
Richard E.
