It is apparent that the subject 143.15 acres land parcel, described in <br />R662/59, Dane County Registry, was properly created as a separate legal entity <br />prior to the applicable effective date of the Dane County Land Division Regulations, <br />and prior to the effective date of A-1 Agriculture (Exclusive) Zoning in the Town of <br />Dane and the Town of Roxbury. Accordingly, this 143.15 acres parcel can be <br />separately conveyed, at this time, without a Dane County certified survey map <br />approval, and without a change in zoning classification, pursuant to S.10.16(3)(a), <br />Dane County Code of Ordinances. <br />Any division of the 143.15 acres parcel, creating new parcels of 35 net acres or less <br />in area, will require a change in zoning classification, together with a Dane County <br />certified survey map approval. Six separate tax parcel designations exist simply <br />because the properties are located within 6 separate 40 acre tracts.
