DRAFT: FOR DISCUSSION PURPOSE ONLY
Density Study Report
IMPORTANT NOTE: ACREAGE VALUES AND OWNERSHIP HEREIN ARE DERIVED FROM HISTORICAL AND CURRENT RECORDS
LOCATED AT THE DANE COUNTY DEPARTMENT OF PLANNING AND DEVELOPMENT (EG. GIS, PLAT BOOKS, ZONING PERMIT
DATA, CSM'S, ETC). DENSITY POLICIES VARY AMONG TOWNS AND MAY REQUIRE INTERPRETATION.
Applicant Name: Eberle
TOWN Dane
SECTION 12
ADOPTION 06/28/1979
1 Split Per 35 Acres
Orig. Farm Owner Theodore T. Kelley
Orig. Farm Arces 158.37
Previous Density Study: 05/07/2008 Original Splits [ 158.37 / 35 = 4.52]
Available Splits 1
'......::' f ...:3:::j....... _I. ......"I!
Reasons/Notes:
The subject property totaled
approximately 160 acres as of 6/28/79,
and was eligible for 4 splits.
Under policies of the town/county plan,
when portions of an original 6/28/79 farm
parcel have been separated and rezoned,
the eligible density shall be based on
current ownership. The policies further
state that the town will not exceed the
eligible splits based on the 6/28/79
ownership and acreage total.
CSM #10284 created a 35 acre A-2
zoned parcel from the original farm.
Because the minimum parcel size in the
A-2 district is 16 acres, this parcel could
be re -divided to create another homesite
without further rezoning. Based on the
town/county density policies, it appears
only one (1) possible split remains
available to the Eberle property.
NOTE: Parcels included in the density study reflect farm ownership and acreage as of the date of town plan adoption, or
other date specified. Density study is based on this original farm acreage, not acreage currently owned
Parcel #
Description Acres Owner
090812495059
090812481000
090812485006
090812485006
090812480020
090812481000
A-1 EX
A-1 EX
A-1 EX
A-1 EX
A-2
A-1 EX
090812480020 A-2
090812485006 WATER
090812480020 A-2
090812481000 WATER
090812490009
090812480020
090812480020
090812480020
090812496000
A-1EX
A-2
A-2
A-2
A-1 EX
20.00
0.00
40.30
40.30
0.00
0.00
0.00
40.30
0.00
0.00
40.40
0.00
0.00
0.00
0.00
EBERLE, RICHARD A; ET AL
EBERLE, RICHARD A; ET AL
EBERLE, RICHARD A; ET AL
EBERLE, RICHARD A; ET AL
KOPP, CRAIG R & DONNA M ET AL
EBERLE, RICHARD A; ET AL
KOPP, CRAIG R & DONNA M ET AL
EBERLE, RICHARD A; ET AL
KOPP, CRAIG R & DONNA M ET AL
EBERLE, RICHARD A; ET AL
EBERLE, RICHARD A; ET AL
KOPP, CRAIG R & DONNA M ET AL
KOPP, CRAIG R & DONNA M ET AL
KOPP, CRAIG R & DONNA M ET AL
EBERLE, RICHARD A; ET AL
10284
10284
10284
10284
10284
10284
DANE COUNTY
PLANNING' DEVELOPMENT
1
5/7/2008
