The correct response, provided on May 21, 2003 (copy attached), was <br />"no", # 09072891105 is not a valid legal parcel of record. <br />You now indicate that it was not intended that this 1.410 acres parcel would be <br />separated from the balance of the contiguous ownership. However, the warranty <br />deed, recorded in R18351/23, Dane County Registry, clearly describes a separate <br />1.410 acres. Nothing in this deed suggests that the lands were not being divided. In <br />fact, by legal definition the recording of this warranty deed created a land division. <br />You have also indicated that the small parcel could now be merged with the <br />adjoining lands to recreate the original 54+ acres parcel. This would possibly <br />eliminate the illegal parcel status, but please note the following: <br />1. Your financial institution would likely object to this consolidation. <br />2. You will be encountering zoning issues if 2 residences are to exist on the 54 + <br />acres parcel.
