Dane -County Planning & Development
Room 116, City -County Building, Madison, Wisconsin- 53703-3342
April14, 2008
Roby Lynne Rogers
1445 Kraby Road
Deerfield, Wisconsin 53531
Re: # 061206399305, # 061206492114, # 061206395023
S1/2 S6 T6N R12E
Town of Christiana
Dane County
Dear Mrs. Rogers:
Land Division Review
608/266 9086
z
In response to your communication of 04/07/08 a search of the public record has
been completed for the purpose of providing the requested parcel status
determination. It is apparent that # 061206399305, described as Lot 1, Certified
Survey Map # 6941, was properly created as a separate legal entity in accordance
with the provisions of the Dane County Land Division Regulations. Accordingly,
this 5 acres parcel can be separately conveyed, at this time, without a further Dane
County certified survey map approval. The current zoning of this parcel is RH-2
Rural Homes District.
It is also apparent that # 061206492114, described in R3843/97, Dane County
Registry, was created as a separate legal entity, subsequent to the applicable
effective date of the Dane County Land Division Regulations without the required
Dane County certified survey map approval, and without the required change in
zoning classification. Accordingly, in order to separately convey this 8.18 acres land
parcel, a change in zoning classification, together with a Dane County certified
survey map approval is required.
As # 061206395023 is greater than 35 net acres in area, a Dane County certified
survey map approval is not required, but this 36.42 acres land parcel cannot be
separated from # 061206492114 without a change in zoning classification.
Please contact the writer with questions regarding this matter.
Sincerely,
Norbert Scribner, Dane County Land Division Review
cc: Clerk, Town of Christiana
Enclosure:
