It is apparent that the subject 1 acre land parcel, described in <br />R23/433, Dane County Registry, was properly created as a separate legal entity <br />prior to the applicable effective date of the Dane County Land Division Regulations, <br />and prior to the effective date of A-1 Agriculture (Exclusive) Zoning in the Town of <br />Cottage Grove. Accordingly, this 1 acre parcel can be separately conveyed, at this <br />time, without a Dane County certified survey map approval, and without a change <br />in zoning classification, pursuant to S.10.16(3)(a), Dane County Code of Ordinances. <br />However, given the multiple modifications being proposed, a certified survey map <br />approval is strongly recommended. <br />Your questions regarding zoning will be resolved with the approval of Zoning <br />Petition # 9617. <br />Thank you for your anticipated patience and for your anticipated cooperation in <br />this matter. <br />Sincerely, <br />Norbert Scribner, Land Division Review <br />cc: Daniel R.
