February 7, 2005 <br />Mr. Norbert Scribner, Dane County Land Division Review <br />Office of Planning and Development, City County Building <br />210 Martin Luther King Blvd., Room 116 <br />Madison, WI 53703 <br />Dear Mr. Scribner, <br />We are the homeowners and residents of 673 Center Rd., Stoughton WI 53589, in <br />Rutland Township, and we have a question regarding our property. We have a small L- <br />shaped parcel and are seeking to buy a small strip of land (around 2 acres, we think) from <br />our next -door neighbor to square off the property. The neighbor has agreed, and it is our <br />understanding that we need to go to our township zoning board and start a request to have <br />it rezoned so it conforms to the zoning laws. In the meantime, we need to find out what <br />the proper way of purchasing the land is. We would like to have a lot line adjustment if <br />possible, and Dawn George said that you would be able to advise us on this. We also <br />called Al from Badger Surveying and he also said we should consult with you before <br />surveying it. If we can't do the lot line adjustment, can you tell us what the procedure <br />would be, given this information? <br />Our parcel: 0510-2119-8900 Lot 1 of CSM 4852 (Access Dane printout enclosed.) <br />The parcel we'd like to buy is part of: 0510-2119-5805 Lot 2 of CSM 4852 <br />Our parcel is zoned RH 1 and is 3.52 acres. The neighboring parcel is 50 acres and zoned <br />A-1EX. (It says 42.7 on the Access Dane website but she owns an adjacent parcel as <br />well.) We would need to have our entire property, with the little piece, zoned RH2 <br />because it would be between 4 and 8 acres after the purchase. <br />Our plans for this small piece are to leave it the way it is, which is currently part of a <br />farmed area. It has no driveway, structures, water or anything else on it, just crops, and <br />we don't intend to do anything else. <br />According to Dawn George, the history of the parcel is: <br />1978 Was part of CSM 4481 or 5481, Lot 1, 59 acres <br />1983 or 84, 14 acres (?) parceled out by Horace Blunk <br />1985 #3542, 3.5 acres parceled out by Sam Leckner (this is the piece e ow}) which <br />split off the house from the remaining land, leaving 42.7 acres by <br />Nick Blabaum (currently owned by Ann Reynolds, our neighbor) <br />I called your office and left a message but am sending you this information in the <br />meantime.
