It is apparent that the subject 21.36 acres land parcel, described in <br />D820/261, Dane County Registry, was properly created as a separate legal entity <br />prior to the applicable effective date of the Dane County Land Division Regulations, <br />and prior to the effective date of A-1 Agriculture (Exclusive) Zoning in the Town of <br />Rutland. Accordingly, this 21.36 acres parcel (currently zoned A-1 Agriculture <br />(Exclusive) can be separately conveyed, at this time, without a Dane County <br />certified survey map approval, and without a change in zoning classification, <br />pursuant to S.10.16(3)(a), Dane County Code of Ordinances. <br />Any division of this 21.36 acres parcel will require a change in zoning classification, <br />together with a Dane County certified survey map approval. <br />3 separate tax parcel designations exist because the 21.26 acres includes lands <br />located within three separate 40 acre tracts.
