It is apparent that the subject land parcel, described in <br />D363/153, Dane County Registry, was created as a separate legal entity prior to the <br />applicable effective date of the Dane County Land Division Regulations. <br />Accordingly, this parcel can be separately conveyed, at this time, without a Dane <br />County certified survey map approval. <br />However, the area and width dimensions of this parcel are such that a residential <br />construction will not comply with any of the minimum setback requirements of the <br />Dane County Zoning Ordinance.
