According to Dane County land records, this <br />parcel is a 5,400 square foot parcel with an assessed value of $900. Because it was not larger than 35 <br />acres in 1981, this piece of land does not qualify for a potential homesite under the density policies of the <br />adopted Town of Cross Plains Land Use Plan /Dane County Comprehensive Plan. <br />As shown on the attached map, the property is adjacent to a mapped wetland, as shown in the DNR <br />Wisconsin Wetland Inventory. The Dane County Shoreland Zoning Ordinance (Chapter 11, Dane County <br />Code) requires a 75-foot building setback from all mapped wetland boundaries. The wetland setback <br />covers 3,600 square feet of the lot, leaving only 1,800 square feet outside the mandatory setback. The <br />Dane County Zoning Ordinance requires a minimum building setback of 30 feet from the right-of-way of <br />a town road. At the 75-foot wetland setback the parcel is a maximum of only 32 feet wide. This would <br />leave virtually no buildable area remaining on the parcel. <br />Without an approved variance from the Board of Adjustment, this parcel would have no building potential <br />under the county Zoning and Shoreland Zoning Ordinances. In addition, it does not meet the criteria for a <br />building site under the adopted Town of Cross Plains Land Use Plan /Dane County Comprehensive Plan. <br />I have discussed this interpretation with Dane County Zoning Administrator Roger Lane, who concurs <br />with this determination.
