It is apparent that the subject 15.4 acres land parcel, described in <br />M405/394, Dane County Registry, was properly created as a separate legal entity <br />prior to the applicable effective date of the Dane County Land Division Regulations, <br />and prior to the effective date of A-1 Agriculture Exclusive Zoning in the Town of <br />Primrose. Accordingly, this 15.4 acres parcel, currently zoned A-1 Agriculture <br />Exclusive, can be separately conveyed, at this time, without a Dane County certified <br />survey map approval, and without a change in zoning classification, pursuant to <br />S.10.16(3)(a), Dane County Code of Ordinances. <br />Any division of this 15.4 acres parcel will require a change in zoning classification, <br />together with a Dane County certified survey map approval. <br />Sincerely, <br />Norbert Scribner, Dane County Land Division Review <br />cc: Paul W.
