It is <br />apparent that the subject parcel has existed as a separate legal entity since <br />at least 1970 (note R173/472, Dane County Registry). Accordingly, the parcel <br />can be conveyed at this time without a certified survey map approval. <br />Additionally, the parcel is zoned B-1 Business Zoning, as per Dane County <br />Zoning Petition #1060.
